Albuquerque: HUD Teacher Next Door

The HUD (Housing and Urban Development) teacher next door program was designed to revitalize neighborhoods in low and moderate income areas. Any teacher who qualifies can bid on a listed TND HUD home. The teacher must live in the home for three years. After the three year term, half of the mortgage will be forgiven. If the home is $100,000 the teacher will pay $50,000!

The only catch is that only certain homes are available for this program. Then the bids are put into a blind lottery. This means that you do not have the opportunity to out-bid others, you just have to get lucky. There are periods of time where there are no homes listed, so if you are looking to get into a home quickly, this program might not be right for you.

The houses have been foreclosed, so some of them need a lot of work. They are only in revitalization areas, but there are revitalization areas all over the city.

Officer, Firefighter, Emergency Medical Technician Next Door

Albuquerque MFA Hero Program

New Mexico Mortgage Finance Authority provides below market interest rates, down payment and closing cost assistance to help police officers, nurses, teachers, firefighters or active members of the armed forces purchase a home.

This program is a way to help you finance your home. You do not have to be a first time homebuyer. However you must have good credit and qualify for a home through a mortgage lender. There are many participating lenders who will work directly with MFA. The only drawback is that there are limited funds available.

Good Neighbor Next Door

The HUD teacher/officer next door program has been expanded to include firefighters and emergency medical technicians so the name was changed from TND/OND to GNND (Good Neighbor Next Door). The program still offers the same great benefits (HUD will pay 50% of the mortgage after three years of living in the residence). However, GNND homes are only in revitalization areas and homes only come up to be bid on every now and then, so if you are in a hurry, or very choosy, you may consider a different program.
